The following is a brief resume of the officers, directors, and managers of the Company.

Eric S. Kunkle, CPM, President. Eric is a 1991 graduate of The Pennsylvania State University with a Bachelor of Science Degree in Accounting. Eric joined the Company in 1991. He is a Certified Property Manager.


Residential Division

Duane W. Drozdowski, CPM, Senior Vice President-Manager Residential Division. Duane is a 1987 graduate of Ohio State University with a Bachelor of Science Degree in Natural Resources, Park Administration. He joined the company in June 1996 and has over fifteen years of professional experience in the areas of senior housing, market-rate multifamily housing, and subsidized housing management. Prior to his employment with Property Management, Inc., Duane was the Director of Senior Housing Management with the Redevelopment and Housing Authority of Cumberland County. Duane served as President of the Apartment Association of Central Pennsylvania (a chapter of the National Apartment Association) from 2000 to 2002, and Treasurer 2002 through 2006.

Sandra M. Hauenstein, ARM, Senior Property Manager, Residential Division. Sandy joined PMI in 1992 as the Commercial Maintenance Coordinator. In 2001 she became the On-Site Manager for a Residential Apartment Complex and Condominium Association and later the On-Site Manager for a 300 unit apartment complex. Since 2005, she has been a Senior Residential Manager with a portfolio of nine residential apartment complexes and one condominium association. She is a member and CPM Candidate of the Institute of Real Estate Management (IREM) and a member of the Apartment Association of Central Pennsylvania (a chapter of the National Apartment Association).

Christal M. Martin, CPM, Senior Property Manager, Residential Division. Chris is a 1994 graduate of Messiah College with a Bachelor of Science Degree in Family & Consumer Sciences with a Minor in Business. Chris joined the company in January 2001. She is a Spectrum S.T.A.R. recipient and Certified Credit Compliance Professional (C6P). She is a member of the Institute of Real Estate Management (IREM). Her primary responsibilities include the management of fourteen properties participating in government programs that include Rural Development, HUD Section 8 and IRS Section 42 Tax Credit Compliance.

Denny Pierce, C.H.A, Senior Property Manager, Residential Division. Denny is a 1980 graduate of The American University with a Bachelor of Science Degree in Business Accounting. He has over 25 years of experience in hotels, restaurants and real estate management. Denny has been a licensed Realtor in the State of Pennsylvania for the past ten years. He currently manages a portfolio of eight residential properties.


Commercial Division

Robert L. Hendricks, CPM, Property Manager, Commercial Division. Bob is a 1988 graduate of Lock Haven University of Pennsylvania with a Bachelor of Arts Degree in Political Science. Bob has seven years of experience with a variety of property types including medical, office and industrial, airport and multi-family. He is a member of the Institute of Real Estate Management (IREM) serving on the Editorial Advisory Board of the Institutes of Journal of Property Management. Bob’s responsibilities include owner communication, leasing, property operations and tenant relations and retention.

Brandon M. Neiss, Property Manager, Commercial Division. Brandon is a 2002 graduate of California University of Pennsylvania with a Bachelor of Science in Business Administration. His responsibilities include leasing, marketing, property management, tenant relations and retention. Brandon is a member of the National Association of Industrial and Office Properties, Central Pennsylvania Chapter.


Association Management Division

Susan M. Egolf, ARM, CMCA, Manager, Association Management Division. Susan joined Property Management, Inc. in February 1996. She was promoted to Manager of the Association Management Division in April 2001. She is a member of the Community Association Institute (CAI), Pennsylvania/Greater Delaware Valley Chapter.

Allyson Ball, Property Manager, Association Management Division. Ally is a 1994 graduate of Curry College in Boston, Massachusetts with a Bachelor of Arts Degree in Psychology and Sociology.

Traci M. Bitting, Property Manager, Association Management Division. Traci has a Bachelor’s Degree from Slippery Rock University.

Kathryn M. Hartz, Property Manager, Association Management Division. Kathryn has an Associate Degree from the Harrisburg Area Community College. She joined the Company in June 2002, is a licensed real estate salesperson, and belongs to the Greater Delaware Valley Chapter of the Community Association Institute (CAI).

Susan E. Samuels, Property Manager, Association Management Division. Sue is a graduate of Temple University. She has eight years experience in residential and commercial property management and hotel renovations.


Manufactured Housing Division

Loretta A. Hocker, CPM, ACM, Manager, Manufactured Housing Division. Lu joined the company in 1991. Her responsibilities include marketing, leasing, rent collection, budgeting, maintenance, and development of on-site personnel for the Manufactured Housing Division. She is a member of the Pennsylvania Manufactured Housing Association (PMHA).


Accounting, Information Systems, Human Resources and Administration

David E. Dyson, Jr., Senior Vice President and Controller. Dave is a graduate of Temple University where he majored in Business Administration and Accounting. He joined the Company in June 1980. As Controller, Dave is responsible for the Company’s accounting functions, financial reporting, and budget projections.

Carrie A. Traeger, MBA, Vice President, Information Technology and Human Resources. Carrie is a 1994 graduate of The Pennsylvania State University with a Bachelor of Science Degree in Accounting. In 2000 she received her Master of Business Administration from the same University. Since joining our company in 1994, she has assumed responsibilities in the areas of accounting, finance, human resources, and information and reporting systems.

Kimberly S. McCoy, Human Resources Manager. Kim is a 1986 graduate of Shippensburg University with a Bachelor of Science Degree in Business Administration with a concentration in Accounting. She is also a Certified Employee Benefit Specialist. Kim has over eighteen years in human resources management.

Michael A. Campbell, Network and Systems Administrator. Mike is a 1997 graduate of The Pennsylvania State University with a Bachelor of Science Degree in Real Estate. Mike joined the company in 1998. His responsibilities include management of the company network and computer systems. Other responsibilities include security systems management, web design/maintenance, and marketing.

Suzane Neiman, Information System Administrator. Suzane is a 1990 graduate of Old Dominion University with a Bachelor of Science Degree in Mathematics. She joined our company in September 1996 and her duties have included software support, report writing, employee training, general accounting, payroll processing, cost accounting and division secretary.
