PMI Food Drive Exceeds Expectations
Property Management, Inc.’s annual food drive this year exceeded expectations with the generosity of employees and the local community. All canned and boxed food donations went directly to Bethesda Mission in Harrisburg, PA. The food drive was a month long campaign that culminated at the company holiday party where all of the donations were gathered from many locations throughout Central Pennsylvania.
Giving To Bethesda Mission
Property Management, Inc. has a very long relationship with Bethesda Mission and has been coordinating different types of donations drives for many years. PMI’s philosophy of being an integral part of the community is evident in the Core Values: we do business where we live and have a positive impact on our communities.
Donation Collection
Collection took place at our corporate office in Lemoyne, PA as well as some of our managed residential communities of: Graham Hill Apartments in Harrisburg, PA

- Woodland Park in Williamsport, PA

Employees and residents generously donated cans of vegetables, cans of soup, condiments, boxes of cereal, pasta, and more. PMI received far more donations than anticipated and were proud and impressed with the kindness of the community. Because of the donations, many in need will receive food from Bethesda Mission.

Bethesda Mission has been providing hope and healing to hurting and homeless people in the Greater Harrisburg area since 1914. Bethesda Mission picked up all of the donations and was very impressed by the amount of food collected. ]]>Today’s Manufactured homes offer many desirable features that crush the perception of a trailer. Basically, these homes are made of the same components as traditional site-built homes, drywall, OSB board and lumber etc.


So, what are the differences?
The biggest differences between manufactured housing verses site-built homes can be summed up in TWO words, “CODE” and “COST”.

Let’s take a CLOSER LOOK —
Manufactured built housing is primarily built with typical materials to perform in specific manner–
- BUILT PER HUD CODE Federal Code that supersedes the UCC under Federal inspection
- Built in a climate-controlled facility where materials are kept out of the elements
- To perform in such a manner that meet wind zone, snow load and thermal zones for the location where the home is to be installed
- Made to be EASILY transportable to homesite
- Constructed assembly line to minimize expenses and streamline processes which lowers cost
- Typically, 30% less expensive than stick built homes per square foot
- Less expensive to own and maintain
- Can appreciate in value if maintained properly
Traditional / Stick built housing is built with a prescriptive method using specific components–
- BUILT PER UNIFORM CONSTRUCTION CODE under Local/State Inspections
- Built outside in the elements where there is little to no protection form moisture on the structure as it’s being constructed
- Meets designated code to for wind and snow loads
- Constructed on the homesite
- Costs per square foot vary but are much higher than Manufactured / Factory Built
- More expensive to own and maintain
- Appreciates at a higher rate

Manufactured or Factory Built homes are designed to be a more affordable option to site-built homes; yet still provide quality for consumers that want to own their home rather than rent.
Today’s manufactured homes can travel down the highway at 60 MPH with sustained wind and stay in one piece. So they will hold up in that storm with 60 + MPH wind gusts.
So, don’t dismiss an affordable option just because you are not familiar with the product and options. Check them out you may find your new home!

Here's a brief rundown of our social impact over the past 16 years.
2018 Donation Totals Approach $35,000
This past year, the PMI Charitable Foundation donated to more than 20 organizations. The fund is employee and company driven. In addition to PMI’s generous corporate contributions, on the first Friday of each month, our employees enjoy casual Fridays to benefit a charity selected by employees. PMI then matches each month's totals and gives additional donations to organizations that hit close to home.
PMI’s holiday party and employee appreciation events also offer different opportunities to give back to the community with cash donations, shirt purchases, and giving of canned goods.

We've Donated Over Half a Million Dollars Since 1993
Since the PMI Charitable Foundation's inception on Nov. 2, 1993, we've raised and donated over a half a million dollars. The way we look at it is that the more our community calls on us for help, the more we should help our community. That's what we do.

Pennsylvania's Property Management, Inc. recently updated its State College rental office to better reflect our company's commitment to offering premier off-campus living accommodations.
As soon as the students and parents walk through our doors, we want to help them feel comfortable while making significant life decisions, all while signaling the quality they should come to expect from Property Management, Inc. and the peroperties we manage.
What Did We Change At Our State College Office?
After some extended work throughout the last few months, the office has a distinctively updated atmosphere that will hopefully increase workflow, grow marketing, and encourage more relaxation for students while the staff attends to their needs.
Regarding overall ambiance, the walls in the front office now sport a light blue/gray paint combination, and all the doors feature black paint for a clean, sleek look.
We improved all the passé cabinetry, hardware and countertops to help the entire space feel more contemporary compared to the old design. The beverage bar's red countertop has also been transformed as part of the overhaul.
You'll find practical improvements, too, as we got rid of the inconvenient built-in wall with the red countertop and replaced it with a table that's accessible for those with disabilities. Now, it has become an area that is much better-suited for leasing and paperwork.
Speaking of work efficiency, we enacted a change in layout. We've redesigned the floor plan to open it up, which helps maximize usage and reinforce a professional image. The changes to the entire office also made a profound impact on the front area with an increase in natural light and that immediately exposes the office to a higher amount of foot and car traffic.
Updated signage and handmade artwork serve to refine the office's student-friendly atmosphere even further.

PMI hosted their annual company picnic on Friday, September 7, 2018. We invited PMI employees from all branches and properties to the picnic, including those from our Williamsport, State College, Reading, Altoona, Chambersburg, Mechanicsburg, Harrisburg, and surrounding area branches for a gathering of patriotic-themed fun.
Guests can socialize with other area employees through activities like trivia, volleyball, corn hole, and horseshoes as part of this year's event. Of course, there's no better way to kick off a patriotic picnic than with a barbecue for attendees to enjoy throughout the day.
LLS Light the Night Walk
This year's company picnic supported the Leukemia & Lymphoma Society of Central Pennsylvania. We've donated to LLS for the past several years as part of our Charitable Foundation — funded by employee donations in exchange for "Casual Fridays" on the first Friday of each month, which PMI then matches. PMI is also sponsoring this year’s Light The Nigh Walk.
As the world's largest voluntary health agency related to blood cancer, LLS funds and supports worldwide blood cancer research that saves countless lives. The society also provides free support services and other information for those battling diagnoses of lymphoma, leukemia, myeloma, and Hodgkin's disease. Improving the quality of life for patients and their families is the organization's primary goal.
Many of our employees are looking forward to participating in this year's Light the Night Walk on Saturday, Sept. 22, to show their continued support for LLS. Participants will carry lanterns in one of three colors: red for supporters, white for survivors, and gold for anyone walking in memory of a loved one. The walk starts at 7:15 p.m. on State Street between the Capitol Building and the Susquehanna River. To fundraise, we've made T-shirts that attendees can purchase for the event.

Market Square Plaza located at 17 N. Second Street, Harrisburg and managed by Property
Management, Inc., has earned the U.S. Environmental Protection Agency’s (EPA’s) ENERGY STAR
certification for 2018, which signifies that the building performs in the top 25 percent of similar facilities
nationwide for energy efficiency and meets strict energy efficiency performance levels set by the EPA.
Commercial buildings that earn EPA’s ENERGY STAR certification use an average of 35 percent less
energy than typical buildings and also release 35 percent less carbon dioxide into the atmosphere.
"We are pleased to accept EPA’s ENERGY STAR certification in recognition of our energy efficiency
efforts,” said Gary Brandeis, Market Square Plaza’s ownership representative. "Through this
achievement, we have demonstrated our commitment to environmental stewardship by reducing our
energy consumption and costs.”
